From 10 September 2008, all homes in England and Wales with 3 or more bedrooms will need a Home Information Pack (HIP), which includes a home energy rating. The Pack includes an Energy Performance Certificate (EPC), containing advice on how to cut carbon emissions and fuel bills. Also included are documents such as a sale statement, searches and evidence of title.
The Pack brings together key information needed by buyers and sellers at the very start of the home-buying process. If you're a seller, you need to make sure you have commissioned a Pack by the time that you market your property.
Home-owners or their agent marketing a residential property in England or Wales (with three or more bedrooms) are now under an explicit legal duty to provide a Home Information Pack.
Vendors wishing to obtain a HIP should contact our office and we will arrange for our HIP Provider to contact you to guide you through the process.
NB. As the home owner the HIP should belong to the vendor. If the agent ‘pays' for the HIP, but you decide to walk away from the agent, so does your HIP. If the agent sells your property you will pay for the HIP at completion of the sale anyway.
