This fabulous chateau would make a wonderful family home and has been sympathetically restored over the last 12 years by the current owners. Offering over 400m2 of accommodation in the Chateau and 100m2 in the Gite.
Set in a wonderful landscaped park of over 3 hectares with views over the Chateau town of Excideuil. The Chateau enjoys a private location and is offered for sale by the owners of the last 14 years who having lovingly restored this fine property plan to take on another project. Set behind imposing gates your first impression is one of grandeur as you approach. A gravel drive leads to the front of the property. The round tower stands over 30 metres tall and was constructed in the 13th century. This part of the property is classed as an historic monument and has been restored by high quality artisans to the required standards of such a wonderful piece of history. To the right of the tower the chateau was extended at a later date to provide ample family accommodation. The central door leads into a hallway where the two parts join. To the left a door way leads through to the main tower. This has been painstakingly restored keeping to its original form. Each floor has been utilised for a different function. The round tower outside was constructed to withstand cannonball attack however the interior design dates the property very well in that the original designer created square rooms within the tower to accommodate their furniture easier. An amazing feature that was no mean feat to achieve, with walls in excess of a meter thick in places. The ground floor was the original kitchen and is now used as an impressive function room where the original enormous fireplace creates not only a functional heat source but a real talking point with integral bread oven and carved seat where the oven keeper would stand guard all night to keep the fire in. Original stone floors and curved vaulted ceilings keep the character throughout. To one side a doorway opens up to the original stone spiral staircase where you can still see the marks left by knights with their swords in the floor when used as a walking aid to climb the stairs. At the first you have a unique room built within the outer wall which would have been used as a toilet. This could be re-instated if required; the landing then opens out into another magnificent room where the stunning beams in the ceiling are matched by the perfect cobblestone mosaic floor. Yet another feature fireplace has been revealed and restored. This room is used as a family games room. The spiral stairs continue to the second floor where you will find another bathroom built into the wall, this has been recently fitted out with shower, wc and basin. Then to the right a doorway leads into the main living room. Amazing oak floors and high ceilings with outstanding oak beams create warmth throughout. This room also has a handmade corner kitchen too. A door was also created here to join the two buildings together from this floor. An amazing feat of engineering considering the 2 metre thick granite wall that had to be opened. A handmade oak door with stairs leading through and down into the newer part of the chateau. Back to the staircase and you ascend to the third floor where an enormous bedroom awaits. Yet another truly stunning room with the spiral beam layout to the roof trusses creating a marvelous spectacle. From here you have a striking view not only across your gardens but for miles around. There are small areas set off to the side creating walk-in wardrobe space and also room for an en-suite shower room etc. You can continue up into the roof space via another door and narrow staircase. This takes you to a wonderful lookout room where you stand guard or meditate the hours away enjoying the view. There is also a huge loft space where you can see the engineering needed to maintain the roof. This has been completely replaced by the current owners under supervision of âMonuments historique de Franceâ The newer part of the chateau has been utilised by the current owners as apartments on each floor, 3 in total. These have been cleverly laid out and would be easy to bring back together as one house. Their respective layouts are slightly different per floor. The ground floor having 2 large rooms, one used as the living room and the other a large bedroom. An original limestone fireplace takes centre stage. There is then a bathroom off to the left of the bedroom. Both main rooms have double aspect windows allowing light to flood in and large French doors opening out into the garden. Back into the hallway and to the right is a large kitchen with feature fireplace and access to the rear garden. This serves the ground floor. The first floor is also divided as an apartment and comprises an entrance hallway, bedroom with en-suite shower room, a large living room with corner kitchenette and a second shower room. There are wonderful chestnut floors throughout. The second floor apartment comprises two bedrooms, bathroom and large living room with kitchenette. This has been created in the original loft space so exposed beams create wonderful character here. Alongside the chateau stands a stone barn that has been converted on the ground floor to create 100m2 of living space utilised as a gite or caretakers cottage by the current owners. Consisting of one large bedroom, a huge living/dining/kitchen room a shower room, boiler room and utility area. They have only developed the ground floor but have done the necessary preliminary work to include the first floor giving a further 100m2 of accommodation. There is a recently upgraded oil fired central heating system for the gite and newer part of the chateau, with the tower having individual fireplaces on each floor for heating. The grounds extend to over 3 hectares and were planted in the 1880âs by a renowned landscaper. You have magnificent oak, chestnut, beech and evergreens throughout, not only providing privacy but the function of protecting the North and easterly side of the property. There are then over 2 acres of meadow and a large kitchen garden. You also have a fabulous round tower outbuilding hiding amongst the trees. This is used as a workshop but does need some repair work to the roof to utilise properly. It could make a wonderful painting studio or hobby room. In summary a truly magnificent property but on a manageable scale for either a wonderful family home or business opportunity as it would make a fabulous chateau hotel.
