PiperByatt is a niche’ business, owned and operated by two experienced property professionals, Paul Piper and Mark Byatt.

 

PiperByatt’s core business is in the disposal and acquisition of land; whether it is with planning consent; or has the benefit of short, medium or even long term development potential. Advice is available regarding planning gains, optimising returns from the most salient property designs, assessing target markets, explaining planning contributions etc. Over the years, the directors have established good contacts and excellent relationships with many local and national developers, investors, housing associations and professional organisations. They have successfully negotiated sales on subject to planning and unconditional terms and at all times have regard for the retained vendor or purchasers circumstances (i.e. where absolute discretion is required due to an ongoing business being affected; or where personal issues, difficult neighbours or similar are concerned).

 

PiperByatt are keen to assist in the disposal of freehold property portfolios, multiple stock units and ‘off plan’ sales of new homes (typically 2 to 50 units). Such sales are generally agreed with wealthy private investors, property investment companies and well established key contacts at various housing associations located throughout the country. It is not our policy to negotiate with buying groups where individual units are typically ‘sold on’ once a bulk purchase has been agreed; or where contracts are assigned on a nil deposit.

  

PiperByatt would be delighted to assist INEA member agents with specialist advice on any development land opportunities, where the agent has been asked to appraise, or actually instructed to sell a site. We are frequently able to obtain our fees from the purchaser leaving the INEA member agent free to optimise fees from the Vendor.

 

PiperByatt are pleased to recognise all new land introductions (i.e. where we are not already in discussions with the owner) and will undertake to remunerate the introducing agent generously with an agreed share of the land fees received. In addition, we would endeavour to secure the referring agent a marketing commitment from the developer on the sale of the new homes.

 

Mark Byatt’s property career commenced in 1975 in estate agency; whereby he worked his way through the ranks to branch manager. He left the business to head up a part exchange departments for Galliford Sears who became Prowting Homes. Mark moved on and became a Land Buyer. In this capacity he worked for several house builders including Barratt Homes, Westbury Homes and Antler. He joined land & new homes specialists RPC in 2005 as an area land director in north Kent.

 

Paul Piper’s career in property commenced in the early 1980’s where he made several property investments. Paul became an estate agent in the late 80’s and held long standing senior positions with Mann & Co and General Accident Property Services. In the late 90’s Paul joined his family’s property Company; and was responsible for acquiring and disposing of development land and property investments. The Company also built a number of new homes and won a coverted NHBC award as one of the top house builder’s in the south east region. Paul joined RPC in 2005 where he worked as an area new homes director covering south and east Kent.  

 

Both partners share the same enthusiasm, drive and determination for the business and are equally committed to providing a first class, personal service for partner agents, vendors and purchasers alike.
