Many people choose to rent rather than buy, at Alexander Fleming we are here to assist whether the requirement be for a one bedroomed starter flat to a 5 bedroomed detached house.

NOTES FOR TENANTS

 

Once a suitable property is found we shall require the following terms and conditions to be met prior to confirming a tenancy for the accommodation.

 

 

Employment and Bank references for each Tenant (or satisfactory alternative references)

Details must be provided to Lets XL Referencing Service by way of completed application form.

 

Security deposit equal to one month’s rent (or higher as requested at the time), which will be held in our clients’ account and returned to you at the end of the tenancy period; subject to satisfactory property inspection and compliance with Tenancy terms and conditions.

 

The first month’s rent in advance - subject to bank clearance, details returned to us for regular monthly payment of rent for the period of the tenancy.

 

Payment per person of £125.00 inclusive of VAT to cover administration charges, referencing and checking-in, this includes payment for Inventory, Tenancy Agreement and Statutory Notices.  No further fees are payable.

Note: Should a Guarantor be necessary for the Tenancy a further application fee will be payable at half the original fee in addition.  This fee is non-returnable upon application.

Please note that landlords retain the right of refusal - all lettings are subject to Landlords wishes.

The tenant(s) will be supplied with copies of all documentation and Inventory list, one set of keys and receipts for all payments.

 

The tenant(s) will be responsible for all outgoings as agreed at the start of the tenancy period, details will be provided to all necessary parties at this point.

 

The property will be inspected at regular intervals - by prior arrangement, by the landlord or the managing agent.

 

These terms may be varied in accordance with our client’s wishes. This will be agreed with yourself prior to the start of any tenancy period.
